You can take a deep breath like you're bathing in the forest and feel comfortable being barefoot all year round.
Our goal through the brand Kobo Shinshu no Ie is to create a standard for Shinshu homes. Homes that evoke the image of a lifestyle of enjoying Shinshu, blend into the scenery, and make the streetscape a little more appealing. To achieve this, we carefully coordinate each and every home, taking advantage of the site conditions.
The consistent concept is "A rich home where you can enjoy Shinshu." The house is made of solid wood from Shinshu and finished by local craftsmen, giving you the joy of living in a real wooden home. You can take a deep breath like you're bathing in the forest, and you can spend the whole year barefoot in this home, which is a great feeling.
We design "lifestyle" for each and every house. Our newly built villas and houses with land are not standard houses, but are designed by our in-house designers to suit each and every piece of land. We start by standing on the land and looking at how the light enters, how the wind flows, and the surrounding environment. Where should the windows be placed, and what kind of view should you get? How will you share the space with your family, pets, and guests? How can you have fun even on rainy days and in the cold winter? We carefully design each and every house, expanding on the image, so that you can spend your time in Karuizawa more comfortably, away from the hustle and bustle of the city.

All of the houses in Kobo Shinshu are of the highest standard and meet the standard of "long-term quality housing."
The government has certified high-performance homes that can be lived in for three generations as "long-term quality homes." Kobo Shinshu no Ie has been one of the first to work on design and construction that meets the standards for "long-term quality homes."
The standard earthquake resistance is the highest grade 3, which exceeds the grade 2 required for long-term quality housing certification. It has the same level of earthquake resistance as buildings that serve as bases for relief activities in the event of a disaster. The energy-saving performance is the highest grade 4, which reduces the annual heating and cooling load by about half compared to grade 2 (old energy-saving standards) for general wooden houses.
To prove their high performance, all of our buildings have undergone objective evaluation by a third-party organization under the Housing Performance Indication System. With their quality officially certified, you can enjoy benefits such as earthquake insurance discounts and preferential mortgage treatment.
Eight things to consider when creating a high-quality villa
1. All natural wood from Shinshu
We have been building houses using materials from Nagano Prefecture for 20 years. We have built a total of 1,200 houses to date, and are the overwhelming No. 1 in the field of houses made from materials from the prefecture. We use 100% Shinshu wood for the structural materials and 85% for the entire house, and all other materials are domestically produced, so we can deliver high-quality homes.
2. Solid wood floors
Shinshu solid wood floors are gentle to the touch. They are dry and non-sticky in the summer, and naturally warm in the winter, making them comfortable to walk barefoot on all year round. Choose the flooring material that best suits your needs and preferences, including red pine, Japanese larch, cypress, wild cherry, and chestnut.
3. Handmade by craftsmen
The traditional wooden construction method involves the assembly by carpenters, followed by the finishing touches by many other craftsmen, including plasterers and joiners. A real wooden house, where you can feel the warmth of each wooden door.
4. All diatomaceous earth walls
All the interior walls are finished with diatomaceous earth, so you won't have to worry about the unpleasant odors of new building materials. The material has excellent moisture-regulating and deodorizing properties, so it always keeps the indoor environment comfortable. In Karuizawa, where humidity is high throughout the year, people often dry their laundry indoors, but this material dries more easily than wallpaper.
5. Doma Salon
We call the space that vaguely connects the inside and outside of the house a "doma salon." It is part of the living room and a corner of the garden, and it expands the scope of your life by allowing you to enjoy weekend brunches, hobbies, and parties with guests. Many homes in Karuizawa have wooden decks, but if you also have a doma salon, you can enjoy the outdoors even on rainy days and cold winter days.
6. Airpass solar construction method
Airpass houses have a ventilation layer inside the walls that allows air to circulate smoothly, and by opening and closing the vents, the house creates a comfortable indoor environment that suits the season, as if it were changing its clothes. We offer a rich life that is in tune with the four seasons of Shinshu, making use of natural energy without relying on electricity.
7. Thermal insulation performance, high-performance sashes, and anti-freezing measures
The insulation material is polystyrene foam, which has low thermal conductivity. It is resistant to moisture and does not lose its shape. In addition, the use of high-performance sashes prevents heat loss. It is also fully protected against freezing in winter. Those who use it as a second home can rest assured!
8. After-sales maintenance
Our expert staff will visit you for regular inspections. They are your trusted partners in helping you deal with the changes that occur in natural materials.
