Seseragi no Sato "Mansion in the Forest"

Relax in the light and greenery while surrounded by tranquility

Karuizawa Town Sengataki Villa Area

[Construction begins] Completion and delivery: End of July 2026

<< Location >>
Seseragi no Sato in Karuizawa Town is a quiet villa area surrounded by lush forests, close to Hoshino Onsen and Harunire Terrace. Enjoy the tranquil Karuizawa atmosphere, surrounded by the changing colors of the trees and the chirping of birds as the seasons change. There are many walking paths in the area, making it an ideal environment for spending a relaxing day in nature, whether walking your pet, reading, or gardening. Surrounded by the quiet forest, you can spend a peaceful time experiencing the changing seasons of Karuizawa.

<< Concept >>
We created a residence that exudes the warmth of nature, surrounded by the gentle shade of trees and where light and breezes circulate gently.
Taking advantage of the difference in elevation of the site, we planned a living room that is one step lower than the entrance. The slight step gives depth to the space and creates a comfortable space where the eyes naturally connect with the greenery of the garden. A large carport is installed on the north side of the road, and the main body of the building is set back to the south, blocking views from the street while ensuring a quiet private space. The facade is composed of staggered volumes, creating three-dimensional shadows and giving a sense of spaciousness that blends in with the nature of Karuizawa.
Surrounded by tranquility, you can let your mind free in the light and greenery - this is the embodiment of the comfort that is characteristic of Karuizawa.

For a villa in Karuizawa, it is important to have sunlight and prevent humidity.

Sunshine

Karuizawa has a 90% chance of sunny days in winter!

Living at an altitude of 1,000m means sunlight is important

Good sunlight helps to combat the summer humidity and winter cold that are unique to Karuizawa. This allows moisture to escape, resulting in a dry home that prevents mold, and a warm home that doesn't rely on heating during the day in winter. With a location, layout, and insulation performance that allows sunlight to be efficiently absorbed, we offer homes that allow you to enjoy a warm winter life in Karuizawa, even without heating during the day.

The average annual humidity in Karuizawa is 80%!

Dense forests also make it difficult for the air to circulate.

The average annual humidity in Karuizawa is an astonishing 80% or more. The humidity is particularly high from June to October, creating an environment conducive to mold growth. During this season, a moldy smell can drift through vacation homes. Poor ventilation in the summer makes mold more likely to grow. This is why it's essential to take measures against humidity and mold in homes. Furthermore, sunlight doesn't reach the dense forest, so heating is necessary not only in winter, but also in spring, autumn, and day and night.

Airpass Summer

The "Airpass Solar Method" is suitable for the humid Karuizawa region.

Enjoy "warmth like sunshine" without worrying about humidity or condensation.

Airpass's winter mode lets the warm sun into the house and collects solar heat on the roof and walls, creating airflow within the walls. It completely envelops the house in a layer of warm air and is effective in preventing condensation and mold inside the walls caused by humidity. With an Airpass house, you can use it as a vacation home for long periods without worry! It protects your asset value for the long term.
