Zoning of Karuizawa

Karuizawa is most often in a "Type 1 low-rise residential district." In this district, residential areas must make up at least 50% of the total building floor space, and stores must be no larger than 50 m2. Only residential and store buildings can be built. In addition, the types of business uses that can be used in conjunction with stores are limited.

If you want to operate freely without worrying about store size or use, choose a "Type 1 residential area." However, since the area is limited and the land is convenient, it is not often listed as land for sale -_-;

Mortgage consolidation and taxes

If you want to take advantage of mortgage or loan tax reductions, reduce your store area to 50% or less!

If the floor area of the store is less than 50% of the total, in many cases it is possible to combine the store and residential loans into one loan. On the other hand, if the floor area of the store is more than 50%, the store will need to be financed separately, and the repayment period for the business loan will be shorter and the interest rate higher than that of a mortgage.

However, even if you consolidate your loans into one, the only part of the store that will be covered by the loan is the building, not the kitchen or other equipment or fixtures. You will need to use your own funds or obtain a business loan for this part, so be sure to consult with a financial institution in advance.

In addition, the calculation of the reduced tax rate for fixed asset tax and city planning tax for land/buildings will change depending on whether it is 50% or less or more.

In the case of a restaurant, the septic tank is large and a long infiltration trench is also required, so it is necessary to consider whether it can be planned on the site. This is the most difficult thing to clear ^^;


・If you are doing business in Karuizawa Town, it will take about three months for the prior consultation and application procedures required by the Land Use Ordinance. You cannot submit a building confirmation application unless permission is granted, so make sure you leave yourself plenty of time in your schedule.


-If you are obtaining a license to manufacture sweets or operate a restaurant, be sure to consult in advance with the public health center from the construction planning stage onwards to determine what prescribed facilities are required.
